About this service

What this covers

We develop residential and commercial buildings with the same site standards we bring to public infrastructure: reviewed materials, inspected work and a documented handover. The discipline that a government engineer expects does not get relaxed because the client is private.

From design coordination through structure and finishing, one team answers for the programme and for the quality of what is handed over. The office that signs the contract is the office that answers at handover, which is the same arrangement we work under on the corridor.

Structure sets the pace of any building, and no amount of finishing labour recovers a slab programme that has slipped. We commit to a programme before work starts and report progress against it, so a delay is visible while there is still time to act on it rather than at the end.

Talk to us about this service
01 Safety on live sites

Inducted crews and controlled work zones beside operating traffic, stations and offices.

02 Everything on paper

Materials, methods and revisions enter site through reviewed submissions under the engineer.

03 One desk, start to finish

The office that signs the tender answers for the handover. No layers in between.

04 On-time handover

Programmed around the site’s own operating hours, so areas hand back when they are promised.

Work scope

What the work covers

  • Residential development: Apartment and housing projects from substructure through structure, envelope and finishing.
  • Commercial development: Office, retail and mixed use buildings, including fit-out coordination where it forms part of the package.
  • Design coordination: Architectural, structural and services drawings reconciled before construction, so clashes are resolved on paper.
  • Structure and envelope: Foundations, frame, slabs and building envelope, with stage inspections recorded at each hold point.
  • Finishing and commissioning: Internal and external finishes, services commissioning and snagging before handover.
  • Handover and defects liability: A documented handover with as-builts and warranties, and a named contact through the defects liability period.
Questions

Popular questions

Do you build for landowners?
Yes, on agreed share or contract terms, with the programme and specification fixed before work starts so both sides know what is being built and by when.
Who controls the quality?
The same QA and QC discipline as our public work: stage inspections at defined hold points, approved materials and recorded sign-offs.
How long does a project take?
Structure sets the pace. We commit to a programme before starting and report progress against it, so slippage is visible early rather than at the end.
What happens after handover?
A defects liability period with a named contact who answers for the building, rather than a number that goes unanswered once the retention is released.
